Pradhan Mantri Awas Yojana–Urban (PMAY-U) 2.0 was launched on 1st September 2024 with the objective of providing affordable housing to economically weaker sections and middle class families. The mission aims to address the growing urban housing demand through financial assistance for construction and allied support. PMAY-U 2.0 builds on the achievements of the earlier phase while expanding coverage to additional eligible households.

The contours of PMAY-U 2.0 have been designed on the basis of learnings of PMAY-U scheme, global best practices/ benchmarks and outcomes of series of consultations with multiple stakeholders including States/UTs, Banks, Housing Finance Companies, Private Sector etc. PMAY-U 2.0 seeks to address the affordable housing requirement in urban areas through following verticals:

i.Beneficiary Led Construction (BLC)

ii.Affordable Housing in Partnership (AHP)

iii.Affordable Rental Housing (ARH)

iv.Interest Subsidy Scheme (ISS)

Under PMAY-U 2.0 Mission, the vertical component of Beneficiary Led Construction (BLC) – New Construction will be implemented across all 39 statutory towns in the State. Under the Scheme, Central Assistance of Rs. 2.25 lakh and a State share of Rs. 0.25 lakh will be provided to eligible beneficiaries for the construction of a new pucca house, with the remaining cost to be borne by the beneficiary. Construction of RCC, wooden, and ekra houses shall be taken up under this component. Indicative cost details for each house type, based on a built-up area of 30 sq. m., are provided below. Currently, 27 towns have been covered as on priority basis informed by the Ministry as shown in the table below, out of which 8 DPRs namely, Aghunato, Chiephobozou, Niuland, Bhandari, Medziphema, Peren, Tening and Tseminyu, which have been prepared and approved by the State Level Appraisal Committee and State Level Sanctioning and Monitoring Committee and approval of Central Sanctioning and Monitoring Committee (CSMC) is awaited. DPRs of other 19 ULBs are under process, while the remaining 12 ULBs will be covered in subsequent phase.
